A free calculator that shows Indian home-loan borrowers exactly what a prepayment is worth — in rupees saved and years removed.
Why this exists
Most borrowers are told a home loan is a twenty-year commitment and leave it there. In reality, a few thousand rupees added to each EMI, or one extra EMI paid from a yearly bonus, can remove years of repayments. The problem is that nobody can feel that in their head — compound interest on a reducing balance is not intuitive. This calculator turns the decision into a number you can look at before you commit money to it.
What it does
- Calculates your EMI, total interest and total repayment using the monthly reducing-balance method standard for Indian home loans.
- Simulates real repayment habits: extra monthly amounts, EMI round-ups, annual step-ups, one extra EMI a year, one-time lump sums, overdraft-style parked cash, and a rate cut with the EMI held constant.
- Shows interest saved and time saved against the same loan with no prepayment at all.
- Prints the full month-by-month and year-by-year schedule, with a CSV export so you can check it in a spreadsheet.
Principles we hold to
- Nothing leaves your browser. Every calculation runs on your device. We do not ask for your name, phone number, PAN or loan account, and we do not sell leads to lenders.
- The maths is shown, not hidden. The formula, the monthly calculation order and the assumptions are all on the how it works page. If you disagree with an assumption, you can see exactly which one.
- What you see is what is calculated. If an input is invalid, results are paused rather than quietly computed from an older value.
- No advice. We give you arithmetic, not a recommendation. Your lender's statement is the final word.
